Why Hire A Realtor?

At some point in their lives, the vast majority of people have wondered why they actually need realtors – let’s just be honest about it. The question usually comes up where the homeowner already has an interested buyer and thinks to themselves “why would I pay someone to do what I’ve already done.” This is completely understandable but it ignores the fact that there’s a huge difference between doing something and doing it well.
First, there are a lot of legal nuances to a real estate transaction; thanks to what’s known as the Statute of Frauds, if your interested buyer made a verbal offer on your home and you “accepted,” there is no binding agreement. That means you need a written agreement, and drafting contracts is obnoxious for even the most seasoned attorney. Luckily, most real estate agents have a bevy of contracts, for every situation, which will take a lot of the headache out of the first step of a rather long process.
It’s important to note that every transaction has something unique about it, and the parties will generally have issues they want addressed in the agreement. Once again, an experienced agent will have the foresight to identify the material elements of the agreement and provide contracts which make everyone happy (and are binding).
You’re still not done when the contract is signed, and you have a binding legal agreement; the law demands that even more documents be signed to ensure everything is on the up-and-up (clean title for examples). An experienced agent can take care of this step, saving you quite a bit of time.
Doing something and doing it well are two very different things, which is why agents are helpful. While doable, selling your home without help will typically result in a sub-par deal. Moreover, an attorney makes a complex process simple.
